    Two ways to own in Sweden — and which this covers

    Buying a home in Sweden usually means one of two things. Äganderätt is direct ownership: the house and the land are yours, registered in your name. Bostadsrätt — by far the most common in cities — is a share in a housing cooperative (a bostadsrättsförening, or BRF); you own the right to live in your unit, pay a monthly fee, and are indirectly exposed to the association's debt. The costs differ sharply: only äganderätt carries lagfart and pantbrev. This calculator models the äganderätt case. For a bostadsrätt, you'd instead weigh the monthly fee and the BRF's finances (read its annual report before bidding).

    The price tag is not the cost — the cash you need before keys

    When you buy a home in Sweden, the purchase price is only part of what you pay. On top of your down payment (kontantinsats), there are two one-off government fees — lagfart and pantbrev — that together usually add around 3–4% of the price. Most first-time buyers, and almost every expat, don't budget for them and get a nasty surprise just before handover (tillträde). This calculator makes those costs visible up front.

    Lagfart: registering that you own the place

    Lagfart is the title registration that records you as the legal owner in the national land registry. For a private individual it costs 1.5% of the purchase price, plus a small administrative fee (around 825 kr). On a 4,000,000 kr home that's roughly 60,000 kr — payable once, shortly after you take possession.

    Pantbrev: the cost of taking out a mortgage

    Pantbrev are the mortgage deeds your lender needs to secure the loan against the property. New deeds cost 2% of the amount they cover, plus a small fee per deed. If you're paying entirely in cash there's no pantbrev at all. If you take a mortgage, this is often the single largest 'hidden' fee — about 68,000 kr on a 3,400,000 kr loan. Sometimes existing pantbrev transfer from the seller and reduce this; ask your bank.

    How Swedish property purchase costs are calculated

    Upfront cash = Down payment + Lagfart (1.5% of price + 825 kr) + Pantbrev (2% of loan + 375 kr)

    Since April 2026, Swedish mortgage rules cap the loan at 90% of the price, so your down payment is at least 10% (it was 15%). Lagfart is charged on the full purchase price; pantbrev is charged only on the borrowed amount. This calculator adds all three to show the total cash you need before you get the keys, separate from the mortgage itself.

    Worked example

    On a 4,000,000 kr home with the minimum 10% down: down payment 400,000 kr, lagfart 60,825 kr (1.5% + 825), pantbrev 72,375 kr (2% of the 3,600,000 kr loan + 375). Total cash before keys: 533,200 kr — about 133,200 kr of which is fees, on top of the down payment.

    Make better financial decisions

    • Budget around 3–4% of the price for lagfart and pantbrev combined — separate from your down payment. It's the number most expats forget.

    • Ask the seller's agent or your bank whether any existing pantbrev transfer with the property. If they do, you may pay less in mortgage-deed fees.

    • Paying more than the 10% minimum down reduces your loan, which lowers your pantbrev cost and your monthly payments — but ties up more cash at purchase.

    • Bostadsrätt (cooperative) purchases work differently: there's usually no lagfart or pantbrev, but you take on a share of the association's debt. Read the BRF's annual report before bidding.
